You have water sitting in your yard after a rainstorm. Maybe it pools in the same corner every single time. Maybe your lawn stays soggy for three days after a normal rain. Maybe water keeps finding its way toward your foundation no matter what you do. So you start Googling, and now you are reading about French drains, regrading, dry wells, curtain drains, swales, and half a dozen other things that all sound vaguely familiar but none of them tell you what your yard actually needs.
This article cuts through that confusion.

Should I regrade the yard? Would a dry well fix it? The answer depends on what is actually causing the problem, because each of these systems handles a different type of water movement. Get that wrong and you can spend a few thousand dollars on the wrong solution, only to have water back in the same spot by spring.
So before we talk about any of these systems, let us talk about diagnosis.
Start Here: What Is Water Actually Doing on Your Property?
Drainage problems look the same on the surface. Water where you do not want it. But the cause matters more than the symptom, because each solution handles a different kind of problem.
There are really only a few things going on when water collects somewhere it should not.
The yard is sloped wrong and water runs toward a low point, a foundation, or a wall instead of away from it. That is a grading problem.
Water is moving through or across the soil but has nowhere to go because the ground below it is too tight or the path to a drainage outlet is blocked. That is often a French drain situation.
Water shows up in a single isolated spot, usually from a downspout or gutter discharge, and sits there because the ground cannot absorb it fast enough. That is typically what a dry well handles.
Sometimes it is two of these at once. Sometimes all three. But most residential drainage problems fall into one of those categories, and once you understand which fits your yard, the right solution becomes much clearer.
Yard Grading: When the Land Itself Is the Problem
Grading is simply the slope and shape of the ground on your property. When it was done right during construction, water drains away from your house in every direction. When it was done wrong, or when the ground has settled and shifted over the years, water flows toward things it should not.
This is more common in Litchfield County than people realize. Older homes especially, many of them built in an era when drainage was an afterthought, often sit on lots that slope back toward the foundation. Every rain event deposits water against the slab, against the basement wall, into the crawl space. Foundations start to show efflorescence. Basements get that musty smell that never quite goes away. Eventually there are cracks.
Regrading means reshaping the ground to create the right slope. The standard target is a six inch drop over the first ten feet away from the foundation. That angle carries runoff away from the structure without turning your lawn into a hillside.
Grading alone solves the problem when the issue is purely directional. Water is going the wrong way. Redirect it and it goes away. No pipes, no underground systems, just proper elevation.
Where grading falls short is on the dense, compact till that sits under much of Litchfield County. A lot of the ground here is stony soil over a layer of hard packed glacial till, and in plenty of spots bedrock is only a foot or two down. Water moving the right direction across the surface still has trouble soaking in when the ground a short way below it is that tight. That is when you start looking at adding a French drain or some kind of underground system on top of the graded yard.
Also worth noting: grading is not a permanent fix the way some people assume. Connecticut winters are rough on graded yards. Frost heave, snowmelt, and the repeated cycle of ground freezing and thawing all shift soil over time. A yard that was graded properly a decade ago may have settled enough to cause problems again. This is one reason drainage issues seem to appear out of nowhere on properties that never had them before.
If water runs toward your house, if your basement shows water staining after heavy rain, or if the ground near your foundation feels softer than it should, start with a grading assessment before assuming you need underground drainage. French Drains: What They Actually Are and When You Need One
A French drain is a trench filled with gravel, fitted with a perforated pipe wrapped in landscape fabric. Water enters the gravel from the surrounding soil, flows into the pipe, and gets carried to a discharge point. That discharge is usually a lower area of the property, a storm drain connection, or a daylight outlet where water exits at grade level.
The name makes it sound complicated. It is not. It is a buried, gravity fed channel that gives water a path to follow underground instead of sitting on the surface or pressing against your foundation.
French drains do their best work when water needs to be intercepted along its travel path. If water is seeping through the soil toward your foundation, a French drain installed uphill of the house catches it before it gets there. If a low area in your yard stays wet because water from the upper part of the lot drains into it, a French drain through that area moves the water out. If a basement wall shows consistent moisture along one side, a curtain drain, which is a French drain positioned specifically to intercept groundwater along a slope, may stop the infiltration entirely.
A few things make French drains particularly useful in this region. They work with gravity, so there are no pumps to maintain and no power to run. They can handle continuous water movement rather than just occasional pooling. And they can be placed precisely to intercept the specific path water is taking across a given lot.
What they cannot do is solve a problem caused by ground that will not accept water at all. If the soil around the pipe is so tight that water never enters the gravel in the first place, the drain does nothing. This is a real concern with the compact till and stony, silty loam common here, and it has to be accounted for during installation with proper bedding material and the right fabric. A French drain built with the wrong aggregate in dense till silts up within a few years and stops working.
They also need a place to discharge. A French drain that terminates without an outlet becomes an underground reservoir. On most Litchfield County properties this is workable because the terrain has enough slope to find a daylight discharge point, but on flat lots it requires planning before any digging starts.
Installation involves real excavation. On a typical residential job you are looking at a trench two feet wide and two to three feet deep, sometimes running fifty to a hundred feet depending on the problem. That is not a weekend shovel project.
If you have standing water in your yard that does not clear within a day of normal rain, consistent moisture against a basement or foundation wall, or soil erosion in specific spots that refill every season, a French drain is worth a serious look. Dry Wells: The Right Tool for a Specific Job
A dry well is an underground chamber, either a perforated plastic barrel or a gravel filled pit, that collects water and releases it slowly into the surrounding soil. Water goes in from above and seeps out through the sides and bottom over time.
The most common use case for a dry well is a concentrated discharge point. Your downspout dumps four inches of roof runoff onto the same corner of your lawn every time it rains. That corner stays saturated, grass dies, and eventually you have a muddy pit. Running the downspout to a dry well relocates that concentrated volume underground and lets it spread into a larger area of soil, instead of hammering one small patch of lawn over and over.
Dry wells also work well when you have a single pooling spot that is not connected to a larger drainage pattern. Water collects there, but nowhere else. The rest of the lawn drains fine. Installing a French drain in that case is more than the problem calls for. A dry well captures the isolated volume and handles it in place.
The limitation that matters most in Litchfield County is this: a dry well only works if the ground around it can actually take the water that enters it. Loose, sandy soils do this well. Compact till and shallow bedrock do not. Where a tight hardpan layer or ledge sits close to the surface, water leaving the dry well has nowhere to go. In a heavy rain the well fills faster than the surrounding ground can drain it. Once full, it overflows right back to the surface. You end up with a yard full of standing water and a buried chamber you paid to install.
Before recommending a dry well for any property, we look at what is underground. If there is compact till or bedrock close to the surface, which across the Litchfield hills is common, a dry well needs to be either combined with a French drain that connects to a proper outlet, or reconsidered in favor of a different approach. A dry well that drains into a French drain routed to a daylight outlet can work where a standalone dry well would not. But at that point you are building a more complex system and the cost changes accordingly.
For the right situation, dry wells are efficient and low maintenance once installed. They handle isolated problems without requiring you to trench across the whole yard.
Why Litchfield County Ground Changes the Calculation
This deserves its own section because it affects every drainage decision on a Litchfield County property, and because the common assumption about it is wrong.
Here is the part that catches people off guard. The soil across much of the county is actually decent at natural drainage on its own. The Litchfield hills sit in the Western Connecticut Highlands, and the ground here was shaped by glaciers, so the surface is often sandy loam or rocky, stony soil that water moves through without much trouble. So why do so many yards stay wet?
Because water soaks down, hits a dense or shallow layer, and has nowhere easy to go. Even when the top six to twelve inches looks like good loam, the material underneath can drain slowly, and that is what backs water up into the root zone and onto the surface. Poor drainage here is rarely about the whole county being heavy clay. It comes from a handful of specific conditions, usually more than one at the same time.
Dense glacial till. Much of the county sits on glacial till, a mixed material of sand, silt, gravel, stones, and boulders left behind by the ice sheet. When that till is dense, it behaves like a packed barrier. Water cannot move down through it quickly, so it perches above the layer and keeps the ground wet.
Shallow ledge and bedrock. In the rocky upland areas common across the Litchfield hills, bedrock can sit close to the surface. Water hits the rock, cannot drain downward, and gets pushed sideways across the slope instead. That is why a wet spot can show up partway down a hillside with no obvious source above it.
Silty and finer pockets. Some areas do have finer soils that hold water longer. They are not pure clay, but they behave poorly when wet: sticky, slow to dry, easily compacted, and quick to heave in a freeze. These pockets are scattered rather than countywide, which is part of why drainage here is so unpredictable from one lot to the next.
Low spots and old wetlands. The county is rolling terrain, and water naturally collects at the bottoms of hills, in swales, along roadside ditches, and in flat pockets. Those areas often carry a seasonally high water table or soft, mucky soil that stays saturated well into the growing season.
Slope runoff. Even where the soil itself drains fine, water runs down from higher ground and overloads whatever sits below it: lawns, driveways, gravel bases, and the low side of a house. In that case the soil is not the problem. The volume and the path are.
Rainfall sits on top of all of it. The northwest highlands around Torrington and Norfolk are some of the wettest ground in the state, taking in well over fifty inches of precipitation in an average year, more than the Connecticut River Valley a half hour to the east. Add spring snowmelt running off partially frozen, slow draining ground over a few weeks and you have a real volume of water that has to move somewhere in a short window.
What this means in practice: grading alone handles a narrower range of problems here than it would on deep, sandy ground, because even with good slope the water can stall once it reaches a dense or shallow layer. French drains need careful installation with the right aggregate so they keep working in silty, stony soil. Dry wells only make sense where the ground below them can actually take the water. Two lots a quarter mile apart can need completely different solutions depending on what the glacier left underneath them.
None of this means these solutions do not work in Litchfield County. They absolutely do. It means they have to be matched to the till, the bedrock, the low spots, and the terrain on your specific property, not installed by the book and hoped for the best.
How to Figure Out Which One Your Property Needs
If water shows up against your foundation, near your basement wall, or in your crawl space after rain, the first question is whether the ground slopes toward the house. If it does, grading is the starting point. If the grade is already correct but water still finds the foundation, you are dealing with subsurface water movement and a French drain intercepting that flow is the likely fix.
If you have a low wet area in your lawn that stays soggy but the rest of the property drains fine, look at where the water is coming from. Is there a downspout or roof drain nearby? A dry well or a simple downspout extension may be enough. Is water flowing into that low area from higher ground? A French drain across the slope above it intercepts the water before it reaches the low spot.
If your whole lawn seems slow to drain after rain, soil compaction and a tight till layer underneath are usually the root of it. Regrading to improve flow, combined with aeration and organic matter worked into the topsoil, is often more effective than trying to pipe your way out of a slow absorption problem.
If you have tried regrading but water keeps coming back to the same spot within a year or two, something is recharging it. That could be subsurface flow from a neighboring property, a high water table in that area, or an inadequate outlet for whatever drainage already exists. That situation typically calls for a French drain with a proper daylight outlet, not just more regrading.
When You Need More Than One System
Most of the drainage jobs we do in this region are not single system problems. More commonly it is two things working together.
A common pairing is grading plus a French drain. The yard gets regraded to eliminate slope toward the house, and a French drain is installed at the base of the new slope to catch and remove the water that arrives there. You get directional control from the grading and removal capacity from the drain.
Another common combination is a French drain that terminates into a dry well. This works when there is no practical daylight outlet on the property but the ground at the termination point is loose enough to accept dispersed flow. The French drain does the collection and transport, the dry well handles infiltration over a larger surface area than a single discharge point would allow.
Sometimes the right approach involves none of the three in isolation and instead means a swale, a shallow grassy channel designed to guide surface water across a property to a controlled outlet. Swales cost less than underground systems and can handle high volumes, but they take up space in the yard and need to be maintained so they do not erode or fill in over time.
The question of which drainage system you need is often not a simple choice between options. A contractor who gives you one universal answer without walking the actual property is not giving you useful advice. These systems work together, and the right combination depends on your lot, your soil, where your water comes from, and where it can realistically go.
When to Call Someone
Some drainage issues are manageable as smaller projects. Extending a downspout, adjusting a gutter discharge point, adding topsoil to correct a minor slope near the house. These changes can make a real difference on their own.
But if water keeps coming back to the same place, if you have basement moisture that tracks with rainstorms, or if sections of your lawn are basically unusable from spring through early summer because they stay so wet, those are signs of a structural drainage issue that a shovel and a bag of topsoil will not fix.
The cost of ignoring it tends to grow. Foundation repairs in Connecticut run into the tens of thousands. Mold remediation is not cheap. Ground that never fully dries out tends to kill lawn sections, heave hardscaping, and soften the soil around patios, walkways, and retaining walls. We have seen properties in Litchfield County where the water damage showed up years after the drainage problem started, by which point the fix was far more expensive than it would have been early on.
